How does check-in work?

We offer self check-in! The day before (or morning of) your arrival, you’ll receive check-in directions with:

  • Property address
  • Parking instructions
  • Your unique door code

If you booked via our website or VRBO, check-in info will arrive by email.

If you booked on Airbnb, it will be sent via the Airbnb platform.

Once you arrive, look for the Welcome Binder in your property—it includes HOA rules, local recommendations, and other helpful details.

Standard check-in is at 4:00 PM. Early check-in is not guaranteed, but if your property is ready early, we’ll let you know.

Our cleaners are scheduled at your check-out time, so late departures aren’t always possible.

✅ Request in advance, and we’ll try to accommodate.

❌ Same-day late check-out requests cannot be honored.

Airbnb/VRBO: The policy is listed on the booking platform. Most allow full refunds with 24 hours’ notice before check-in.

Direct Website Bookings:

  • Deposit: 50% due at booking
  • Remaining 50%: due 30 days before arrival

Refunds if you cancel:

  • 0–7 days: 0% refund
  • 8–14 days: 50% refund
  • 15–30 days: 75% refund
  • 30+ days: 100% refund

Parking varies by complex. We’ll send property-specific parking instructions with your check-in details. Reach out anytime if you’d like clarification.

Most complexes do not allow trailers. Common option: rent space at Marker 37.
City rules: trailers on the street must stay attached to a vehicle or risk being towed. Trailers may not be left at boat launch sites.

Yes! Families are welcome at all of our properties. We don’t supply baby gear, but you can rent items like cribs, playpens, or gates locally. (We’ll share a link in your check-in details.)

Some properties are pet-friendly, others are not.

Rules:

  • Must declare the pet at booking & pay the pet fee
  • Dogs only, under 20 lbs, max 1 dog
  • No cats, rabbits, birds, turtles, or other pets

Unauthorized pets may result in HOA fines, Seascape fines, and/or cancellation of your stay.

All properties are smoke-free indoors.

Some balconies allow outdoor smoking.

Fee: $250 for indoor smoking violations.

We don’t stock gear in units. For the best setup, we recommend renting through Corpus Beach Rentals—they’ll deliver everything you need for the perfect beach day.

That’s the #1 reason most guests visit! We’ll provide a beach guide with your check-in details, covering access points, rules, and must-see spots.

We provide:

  • Dishes & cookware
  • Starter toiletries
  • Coffee maker
  • Linens & bath towels

You should bring:

  • Beach towels
  • Coffee & filters
  • Extra toiletries
  • Padre Island: IGA (5–7 mins) + H-E-B (10–12 mins)
  • North Beach: H-E-B in Portland (10–12 mins)
